RE SMART Srl is a young and dynamic company headquartered in Milan, at Via Stresa 20.
Despite its recent establishment, it is rooted in over 50 years of experience in real estate
and civil construction.
Lawyer Francesco Maria Patella (40) and engineer Giuseppe De Siena (69) combine their skills
and vision to create Resmart Srl, a company specialized in the design and development of smart,
high-quality residential and hospitality solutions.
Today, just four years after its founding, RE SMART has become a synonym for reliability
in residential real estate investment and development.




Our initial approach, inspired by Private Equity fund analysis models, is based on the rigorous evaluation of real estate transactions. We carefully screen 100 opportunities, conduct in-depth analysis on 10 of them, and ultimately invest in 1.
Our financial and profitability criteria are highly stringent, ensuring a significant reduction in risk. Thorough planning and careful cash flow management guarantee the maximization of returns, from the design phase through to financial structuring.
Our model is based on the pre-sale of newly built residential units, leveraging bank financing efficiently to maximize Return on Equity.
Our business focus is primarily on residential development and/or subdivision along the Milan–Rome–Reggio Calabria axis (outside Milan, our analyses mainly target cities with a strong tourism vocation), with opportunistic investments in office, retail, and hospitality assets on a nationwide scale.
